A purpose-built build-to-rent development located within the Brisbane Showgrounds precinct in Bowen Hills. Positioned adjacent to the Ekka RNA Showgrounds and the new Cross River Rail station, the project supports the Queensland Government’s commitment to housing diversity and rental affordability in inner-Brisbane.

Overview

Developed as part of a long-term collaboration between Lendlease and the Queensland Government, the 37-storey tower delivers 443 professionally managed rental apartments along with associated amenities, retail tenancies, and enhanced public realm connections. The development has been designed to achieve a 5 Star Green Star rating, integrating sustainable building systems, high-quality end-of-trip facilities, and premium communal spaces that support long-term residential liveability.

Given the site’s urban infill context and interface with the historic Showgrounds precinct, the project required a considered approach to compliance, particularly in relation to mixed-use occupancy and staged construction sequencing. Fire engineering was a key enabler for both design flexibility and compliance, supporting the integration of residential, retail, and public domain elements within a single vertically integrated structure.

Our role

WSce was engaged to provide hydraulic services for the Exhibition Quarter project, including technical review of design documentation at key milestones and site verification of the agreed design. Our role involved aligning the hydraulic design with the client’s evolving requirements while navigating input from multiple stakeholders, including government and delivery partners.

Working within a dense urban infill site and a vertically integrated mixed-use structure, we supported the delivery of a compliant, coordinated design that contributed to the project’s 5 Star Green Star objectives. No major issues were encountered, and our involvement helped ensure the hydraulic systems were integrated efficiently into the construction sequencing and supported the project’s sustainability and liveability goals.
